When selling your home, it's important to prioritize repairs and renovations wisely. You don't need major renovations to make your home shine. There are simple fixes that can significantly boost your home's appeal. So what are the items you do not need to fix?
Cosmetic Flaws: Minor paint perfections like small cracks, scuffs can be overlooked. Buyers often personalize cosmetic aspects to their taste, so extensive cosmetic repairs aren't necessary. If you have an obvious hole in the wall from let’s say aggressively opening up a door resulting in the knob puncturing the wall, you’ll want to have that repaired.
Second thing: Driveway or Walkway Cracks: Small cracks in the driveway or walkway are normal and usually don't deter buyers. Fixing them can be costly and is generally not required for a sale
Old Appliances: If your appliances are functioning well, even if they're old, it's not essential to replace them. Many buyers will have their own preference for appliances and might replace them anyway.
Aging Windows: Unless they are severely damaged, updating windows can be a large expense with little return on investment. Functioning older, windows are generally acceptable to buyers
Keep in mind that these items will affect your list rice but if you replaced them you would not see a 100% return so don’t invest in these types of fixes.
Things to fix that won’t break the bank
Minor Electrical Issues: Things like a switch that doesn't work or a missing outlet cover will come up in the inspection and the appraiser will not want any exposed wiring, so make sure you have outlet covers installed. If you have any serious electrical issues they should be fixed for safety.
Minor Repairs: Address any minor repairs those little quirks – fix leaky faucets, squeaky doors, or loose handles. These small fixes make a big difference in showing your home's well-maintained.
Brighten Up: Light it up! Replace dim bulbs and open curtains to let natural light in. Bright, well-lit spaces feel more inviting and spacious.
Curb Appeal: First impressions count. Spruce up your yard, add some potted plants, and ensure the entrance is welcoming. Your home's exterior sets the tone for what's inside.
Organize Closets: Buyers will peek in closets! Organizing them shows you take good care of the entire house, not just what's visible at first glance.
